I am John Lindseth and I am not a developer.
I am only interested in one thing. Establishing a
wonderful vacation property for myself, my family and a
select few individuals who share a common vision of what
we have planned for Las Brisas, Mexico.
Believe me this is not for everybody.
The location is off the beaten path. It is about a 45 minute
drive on the highway from the Manzanillo airport and then
another 15 minutes on a bumpy dirt road through a small
village.
The first thing I thought was, "What am I doing here?"
But as soon as the road opened up to the beach I knew instantly
this is where I wanted to be.
My wife and I had looked in Cabo, Puerto Vallarta,
and Manzanillo but we kept running into the same
fenced in compounds with high pressure sales agents trying
to tell us this cookie cutter project was it.
We checked out undeveloped land and were always scared away
by the title issues surround Ejido land. Lot's of horror
stories to say the least. It was only through the efforts
of my longtime friend Roberto Vargas that we were able to
secure this incredible piece of property and obtain the
almost impossible to get private title.
We have waited four years and gone through a very detailed
process to finally obtain title and now we are ready to
move forward with developing our small piece of paradise.
Make no mistake. This location is not for everyone.
Some would say it is in the middle of nowhere and they would
be pretty accurate. Some will ask, "Where is your 24 hour
security and guards?" and if you know this part of Mexico
you realize virtually nobody locks their doors or worries
about their neighbors. We have a local family who already
resides on the property to take care of the grounds and
provide a presence at all times. Our family can't wait to
get going on our house and we intend to spend as much time
as possible here, especially when we retire in the not too
distant future.

WHAT
YOU GET
Our project is not for everyone.
You won't find concierges, towel boys and
margaritas on demand.
You won't be sheltered from the real Pacific
coast of Mexico in the all too familiar North American enclave.
What we offer to only a select few is a stunning and remote
beach, incredible ocean and lake views and night time skies
that will take your breath away.
There will only be six to eight homes environmentally friendly
homes and up to a dozen cozy one bedroom casitas, all with
palapa roofs and lots of open air. You will have fishing,
swimming and surfing at your front door.
Two of the finest golf courses in Mexico within an
easy drive and incredible local, and let me stress local,
seafood.

The Offering: Buying your dream vacation residence before
construction allows prospective buyers to secure their specific
lot and pre-construction, pricing. Buyers will then select
their residence or casita in the order deposits were received.
A refundable 5% deposit will insure your priority sequence.
Upon acceptance, an additional 20% of the price due at signing.
Progressive payments of 20% percent will be required as
development progresses.
A progress report will be posted monthly on our website
The cost of closing a Real Estate transaction in Mexico
is to be paid by the Buyer. Legal fees involving the final
title transfer are the responsibility of the buyer.
Annual cost for a fideicomiso (Bank Trust) is the responsibility
of the buyer.
Title insurance for the individual residences has been included
in this package. A copy of the title insurance will be provided
on closing. That cost is a one time fee that is part of
your purchase price.
Each owner will be responsible for the cost of electricity,
propane, and internet services, for their residence. The
water and sewer is included in the monthly association fees.
Each owner will have specific title to their residence.
The purchase price will include the residence, title insurance,
all stainless steel gas appliances and fully furnished if
desired.
